Most homeowners do not wait because they do not care. They wait because they are overwhelmed, embarrassed, or unsure where to start. Unfortunately, waiting can reduce the options available.

1. They hope their financial situation will improve

Many homeowners believe they will catch up next month or that something will change before the lender takes action. Sometimes that happens, but the foreclosure process may continue while they wait.

2. They do not realize how quickly foreclosure moves

Foreclosure timelines often move faster than homeowners expect. By the time a sale date is scheduled, there may not be enough time to complete a short sale.

3. They are afraid to communicate with the lender

Ignoring calls and letters does not stop the process. Communication with the mortgage company is important because it helps us understand the timeline and what options may still be available.

4. They believe a short sale is their last resort

A short sale is one possible solution, but it should be explored early. Learning about it does not mean you are committing to sell your home.

5. They wait until the foreclosure sale is scheduled

The earlier you take action, the more time we have to work with the lender, gather documents, market the property, and explore available solutions.
